Most facilities that experience a catastrophic structural fire event had sprinkler systems. Most had inspections. Most had compliance records. What most of them did not have was a second layer of protection applied to the structural elements that everything else depended on. Superior Fire Prevention exists to close that gap — one facility, one certified application, one documented project at a time.
Superior Fire Prevention is a California-based certified applicator of Firefree F88 intumescent passive fire protection coatings. We are headquartered in Valencia, California and serve commercial and industrial facilities across California and the United States.
We are not a general fire protection contractor. We are not a sprinkler company. We are not a fire suppression systems installer. We do one thing — we assess facilities for passive structural fire protection gaps and apply Firefree 88 to the structural elements that need it, to the specification that the tested and certified assemblies require, with the documentation that proves it was done right.
That focus is intentional. Facilities that face serious structural fire risk deserve a team whose entire expertise is directed at solving that specific problem — not a generalist contractor for whom passive fire protection is one of a dozen service lines.
Superior Fire Prevention is part of the Superior Building Design & Construction family of companies — a California-licensed general contracting firm with over 30 years of field experience in residential and commercial construction, fire mitigation, and structural fire protection across California.
That construction background is not incidental to what we do. It is foundational to it. Understanding how buildings are built — how structural steel is erected, how wood framing bears load, how concrete and composite assemblies behave under stress — is what allows our team to evaluate passive fire protection gaps with the precision that a certified application requires. We are not coating applicators who learned about buildings. We are builders who became certified passive fire protection specialists because the field demanded it.

We Are the Applicator. Not the Manufacturer.
Firefree F88 is manufactured by Firefree Coatings, Inc. Superior Fire Prevention is not affiliated with, employed by, or acting as an agent of Firefree Coatings, Inc. We are the certified application team. Our expertise is in assessing your facility, preparing your substrates, applying F88 to manufacturer specifications, and documenting the work for insurance, compliance, and audit purposes.
Superior Fire Prevention was built on a straightforward and uncomfortable observation: most commercial and industrial facilities in California — and across the country — have active fire suppression systems, regular inspections, and documented maintenance records. And most of them have zero passive fire protection applied to the structural elements that hold their buildings up.
We started this company because that gap has real consequences. Roofs collapse. Inventory is destroyed. People are put at risk. Careers are damaged by post-incident investigations that find the absence of passive protection treated as a failure of due diligence. And all of it happens in facilities that thought they were prepared.
Superior Fire Prevention was founded to change that — starting with California's commercial and industrial facilities, and expanding to serve the broader national market where the same gap exists at the same scale.
One of the defining characteristics of Firefree 88 as a passive fire protection solution is its verified performance across an unusually broad range of substrate types. Most passive fire protection products are specified for a narrow range of materials — typically structural steel only. F88 has been independently tested and certified for application across more than 40 substrate types, making it one of the most versatile certified passive fire protection coatings available for commercial and industrial application.
MATERIALS COVERED
Wide flange beams, HSS/tube steel, columns, steel decking, steel joists
Dimensional lumber, engineered wood, LVL beams, glulam, CLT, wood decking, plywood
Poured concrete, concrete block, precast panels, masonry walls
Standard drywall, Type X gypsum board, gypsum shaft liner
Fiberglass reinforced panels, composite cladding, GRP panels
Rigid foam board, spray polyurethane foam (SPF), EPS, XPS
Oriented strand board (OSB), particleboard, hardboard, medium-density fiberboard (MDF)
Application to existing in-place structural elements without teardown or structural modification
Application to existing structures — without demolition, teardown, or structural modification — is one of the most operationally significant characteristics of the F88 application process.
Facilities do not need to be under construction or renovation to receive certified passive fire protection. Superior Fire Prevention applies F88 to occupied, operational, and partially occupied facilities using a phased scheduling approach that minimizes disruption to operations.

Every Firefree F88 application delivered by Superior Fire Prevention is backed by independently tested, third-party certified performance standards. These are not marketing designations — they are the credentials that your insurance carrier, building inspector, and OSHA auditor will reference when evaluating our work.
ASTM E119 is the primary American standard for evaluating the fire resistance of building construction assemblies — walls, floors, beams, and columns. An ASTM E119 fire resistance rating is obtained through full-scale physical testing in an accredited laboratory furnace, where the assembly is subjected to a standardized fire exposure curve and evaluated for structural integrity, heat transmission, and flame passage over a defined time period. A Firefree 88 application that carries ASTM E119 tested documentation is not a theoretical performance claim. It is a laboratory-demonstrated result, conducted at full scale, by an accredited third-party testing facility. This distinction matters in insurance underwriting, post-incident investigation, and legal proceedings — where the difference between a tested, documented assembly and an untested claim can determine the outcome of a coverage dispute or litigation.
FM Approvals is one of the most recognized third-party certification organizations in commercial property insurance. FM 4470 covers roof assemblies and related components. FM 4975 covers wall and ceiling assemblies. FM Approval for a passive fire protection product signals to commercial property insurance carriers that the product has been evaluated, tested, and approved by an organization whose standards they recognize and trust. For facilities insured by FM Global or carriers that align with FM standards, F88 FM Approval documentation is a specific and recognized compliance credential.
ICC-ES issues evaluation reports for building products that demonstrate compliance with the International Building Code (IBC) and related model codes. An ICC-ES validated product has been reviewed by code officials and technical staff and found to comply with the code requirements applicable to its use. ICC-ES validation is specifically relevant for interactions with building departments, plan checkers, and code inspectors — particularly in jurisdictions that have adopted the IBC, which includes most of California and the majority of U.S. states.
International Accreditation Service (IAS) accreditation confirms that the laboratories conducting performance testing on Firefree 88 applications meet internationally recognized standards for laboratory quality management. IAS accreditation is a prerequisite for test results to be accepted by most regulatory bodies, insurance carriers, and code jurisdictions. It ensures that the performance data behind every F88 certification reflects testing conducted under controlled, verified, and reproducible laboratory conditions.
Firefree 88 is a water-based, low-VOC coating that qualifies for consideration in LEED v4 Indoor Environmental Quality credit categories for low-emitting materials. For project owners and developers pursuing LEED certification, F88 passive fire protection can contribute toward credit compliance without introducing VOC or off-gassing concerns that would compromise indoor air quality requirements.
Our standard is simple: every project should be defensible.
Defensible to your insurance carrier. Defensible to an OSHA investigator. Defensible in a post-incident legal proceeding. Defensible to your own leadership team. If a Superior Fire Prevention application and its documentation cannot withstand that scrutiny, it does not meet our standard — and we do not deliver it.
